Why independent matters

The house has not changed. The company rating it has.

Carriers move. One tightens up on roof age, another decides it wants more business in Allegheny County, a third reprices the whole book. None of that has anything to do with you, but it lands on your renewal all the same.

Where a homeowners policy quietly stops

A homeowners form will sometimes cover a very small boat and almost never covers the one that actually lives on a trailer. Hull, liability on the water, the trailer and the motor are their own policy, and a camper needs a form that understands it is a vehicle and a dwelling at once. Progressive and Foremost both sit in the bench for exactly this.

A carrier that declines is not being difficult

It simply does not write that book. Appetite for older stock, landlord property and anything unusual varies wildly between companies, which is why on these lines eight appointments stop being about price and start being about whether the thing can be placed at all. Flood and the household caps

The gap is usually inside the policy you already hold

Rising water is excluded from a standard homeowners form, always, and that is the gap people find at the worst possible moment. A standard policy also caps what it pays on jewellery, normally far below one good ring. Scheduling the item insures it for an agreed value instead. Both are worth five minutes on the phone before a claim settles the question for you.
